1st floor- large living room w/ vaulted ceiling, large gas fireplace, 32"tv, TV/VCR/DVD (for movies, no dish/cable), bedroom(full), full bath, eat-in Kitchen
2nd floor - two large bedrooms (queens), full bath
Basement - rec room w/ ping pong, fooz ball, and bumper pool tables, TV/VCR/DVD (for movies, no dish/cable), stereo, exercise equipment, sleep sofa (queen), 1/2 bath, laundry room with washer and dryer
Deck - 312 sq.ft, new four person hot tub, patio tables and chairs for 8-10
Patio - 312 sq.ft, deluxe charcoal grill, table and chairs. Private Mountain view from deck.
Fire Rings available for Camp Fires and Bon Fires, wood available for sale at Royal Oaks Country Store.

Rates - DEPOSIT REQUIRED WITH RESERVATION

Rates for 1-4 person occupancy:

 $245.00 per night - Friday thru Sunday (2 night minimum)
 $220.00 per night (excluding holidays) - Monday thru Thursday
 $1292.00 per week

Rates for 5-6 person occupancy:

 $275.00 per night - Friday thru Sunday (2 night minimum)
 $250.00 per night (excluding holidays) - Monday thru Thursday
 $1460.00 per week

Rates for 7-8 person occupancy:

 $305.00 per night - Friday thru Sunday (2 night minimum)
 $280.00 per night (excluding holidays) - Monday thru Thursday
 $1628.00 per week

Rates for 9-10 person occupancy:

 $335.00 per night - Friday thru Sunday (2 night minimum)
 $315.00 per night (excluding holidays) - Monday thru Thursday
 $1812.00 per week

Rates for 11-12 person occupancy:

 $365.00 per night - Friday thru Sunday (2 night minimum)
 $345.00 per night (excluding holidays) - Monday thru Thursday
 $1980.00 per week


Royal Oaks Accepts: Visa, Master Card, and Discover

Policies:

The rate for the highest number of guests present in any one night of a multiple night reservation will be charged for each night of the reservation. Example: 4 guests occupy a cabin on the first night of a two-night reservation, and 6 guests stay the second night - therefore, the rate for 6 guests will be charged for both nights.

WEEKEND RATES apply for holidays and the month of October and special events.

3 night min. on Presidents Day, Memorial Day,4th of July, Labor Day, Thanksgiving, Christmas, New Years and special events.

Taxes: Rates do not include 5% sales tax and a 5% lodging tax.

Smoking is not permitted in cabins

Pets permitted in cabins 1 thru 5 with pet fee

Check in 3:00 pm, check out 11:00 am

Damage/extra Cleaning fee: If unit is found damaged or extra cleaning is needed beyond the normal wear of transit lodging rental, fees are adjusted by replacement or repair or extra cleaning expense.

A deposit equal to 1/2 of the total rate is required when reservations are made. The deposit is refundable (minus a $25.00 processing fee) if we are notified 14 days in advance in writing prior to your scheduled arrival date.

NO REFUND POLICY: If you cancel 14 days within your scheduled arrival date you will be charged for the nights you reserved unless we can re-schedule the accommodations for the nights you reserved. ALSO: We cannot be responsible for inclement weather therefore you will be charged for nights you reserved.
